CONSTRUCTION FEATURES
- Footer concrete is minimum 2500psi mix, reinforced with 1/2" steel bars.
- Foundation concrete is minimum 3000psi mix, 8" thick, reinforced with 1/2"
steel bars, and 100% virgin homopolymer polypropylene fibers (HPF)
included for added strength.
- Below grade foundation exterior has a rubber membrane applied for water
proofing that carries a 10-year warranty against water infiltration. This
product is environmentally friendly, unlike the petroleum based "damp
proof" products.
- Foundation drainage consists of 3" perforated flexible piping covered with
clean gravel along the inside perimeter of the house footer. Water is then
removed either by gravity away from the house or by means of a sump
pump.
- Basement floor concrete is minimum 3500psi with HPF included for added
strength.
- Garage floor concrete is minimum 3500psi reinforced with 1/2" steel bars
and includes HPF for added strength.
- Floor framing consists of environmentally friendly engineered I-joists and
5/8" or 3/4" oriented strand board (osb) that is glued and screwed to the
joists.
- Base of exterior frame wall and top of foundation are flashed with a self
adhering rubberized asphalt membrane.
- Exterior walls studs are 2"x 4" white fir or equivalent and spaced at 16" on
center (o.c.). Lumber in contact with concrete or soil is pressure treated.
- Exterior wall sheathing is 7/16" osb.
- Roof trusses or rafters are western hemlock or equivalent spaces at 24" o.
c. Sheathing is 7/16" osb covered with fiberglass shingles over 15 lb felt
paper.
- Interior walls are framed with 2" x 4" or 2" x 6" white or equivalent studs
spaced at 24" o.c.
- Windows and doors are flashed with a self adhering flashing product.
- Mechanical penetrations of exterior walls have a flashing panel placed
around the device to seal the opening.
EXTERIOR FINISH FEATURES
- Brick and minimal vinyl siding on side and rear.
- Covered entryway with overhead lighting.
- 25 year fiberglass shingles.
- Seamless aluminum gutters.
- Concrete driveway, minimum 4000psi and includes HPF for added
strength .
- Concrete sidewalk from driveway to front door, minimum 4000psi and
includes HPF for added strength.
- City concrete walk at curb that is a minimum of 4000psi and includes HPF.
- Concrete patio at rear.
- Designer lighting at garage doors.
- Address stone mounted in brick.

semi-gloss off white. Smooth painted ceilings are available as an option.

- Stained wood handrails with finish applied.
- 3/4" oak plank flooring in foyer, pre-finished or finished on-site.
